Room 1 is unique. It is in fact the only fully equipped disabled access room in a B&B in Wells-next-the-Sea. We’ve made every effort to meet all the possible requirements anyone might have, with a wheel-in bathroom and shower, low–level shelving and a fully adjustable ‘profile’ double bed. We can also add a Z bed if needed.

It’s practical, if you need it, and it’s also spacious and comfortable. 

Room 2 is a compact and comfy little den for a couple, or a pair of friends, (father and son perhaps, mother and daughter?) who need a good night’s sleep, a hot shower – in a spacious shower room–and next morning can be on their way to the next adventure or day trip from Wells. The bunk beds are like no bunk bed you’ve ever seen or slept in. Hand-made in solid wood, and big and long enough for adults. You will NOT feel like you’re back at boarding school, or in the ‘Y’.

One of our luxury you-won’t-want-to-leave rooms, Room 3 has sophistication, style, and a sofa. From the panoramic sash windows you’ll command (right word) a view of the town and a slice of the harbour. There’s plenty of space, so if you have a young member of the family to accommodate, we’ll zip out  Z bed.

Tucked up and to the back of the building, Room 4 is a secret hideaway. No one will know you’re here. The views aren’t as ‘expansive’ of the marsh and creeks as the floor above but you can still take in the vast expanse of Wells ‘freshes’. Think of it like a bird-watching hide.  You just have to crane you neck (excuse the pun) a bit. But it’s still a big comfy bedroom.

Like 3 below it, Room 5 has a side view of the quay. Features include a cast-iron fireplace, comfortable armchair and plenty of space to spread out, or have us install a Z bed for the one extra. Up at the top of the house you’re guaranteed a good and quiet night’s sleep.

Another cosy and practical hideaway like Room 2 below, Room 6 is ideal for a practical couple or pair looking for a good night’s rest in a quiet corner of the house, but in this case with ‘altitude’. Stare out the window over the street and dream up your next adventure. Or settle into some sweet dreams in the incredibly comfy, and full adult size, bunk beds we’ve had specially made.

(Please note: Due to the property being a listed building, the ceilings in this room are slightly lower. Therefore there is approximately 3ft from the mattress to the ceiling on the top bunk)

Looking east across the town, this is the room for the early birds (or bird watchers). Featuring a quaint street view, this spacious room has a comfy armchair and a king-size bed with a snug and cosy feel.

This is our crow’s nest, or captain’s bridge even, with panoramic views through wall- to-wall windows over the marshes and the quay. Stretching almost the length of the building, on the coastal side, it’s simply stunning. You’ll just want to sit and stare. It’s also comfy and cosy, being at the top of the building, and with a luxurious king-size bed, you’ll be sure to relax and unwind.
